Most people will confess that too much stuff in their bathroom distracts from the soothing, spa-like experience they desire. They notice that homes staged to sell have excess furniture and unsightly clutter removed in the living room and bedrooms. The primary features of a bathroom — a vanity, shower, tub and toilet — however, have to stay put. That means designing a bathroom sanctuary takes skill and plenty of concealing storage.
Kitchen and bathroom remodels have long been the most desired and expensive home improvement projects. Adding to the decision to upgrade: At a time with a low number of residential properties for sale and higher mortgage interest rates, more people who already have a home are remodeling rather than moving to upgrade their lifestyle, according to the 2023 U.S. Houzz & Home Study.
Here’s a sample of professionally designed Portland bathrooms in luxury homes for sale that might inspire an improvement idea.
A remodel of an 1936 Cape Cod-style residence at 5054 S.W. Hilltop Lane in Portland’s Southwest Hills was designed by Ryan Walsh of Light House Architecture and Construction. Joelle Nesen of Maison Interiors and Michael Schultz Landscape Design also contributed to the new look, inside and out.
The primary suite’s bathroom on the second story has a window in the wet area. A soaking tub and long vanity with two sinks rest on the heated tile floor.
“No detail spared, perfectly blending the best of the 1930s with today’s modern demands,” says broker Suzann Baricevic Murphy with Marcia Walsh of (w)here Real Estate, who listed the 1.3-acre property at $4,475,000. “Quiet and peaceful setting just minutes away from all the action of the city.”
A Northwest-style mansion at 9838 N.W. Wind Ridge Drive in Portland’s West Hills Lakota Division sits on 15.18 acres that border Forest Park. The primary suite’s bathroom has granite counters and steps to the elevated tub in an alcove circled by five windows.
“Soaring ceilings, windows galore and exquisite millwork offer a captivating sense of scale and connection with the outdoors,” says broker Yonette Fine of Living Room Realty, who listed the property at $4,980,000.
A gated estate on the Willamette River at 11614 S. Riverwood Road in Dunthorpe has a primary suite bathroom with marble-inspired surfaces and classic black-and-white floor tile. Glass blocks grant privacy and light into the shower area.
“There are grand scale spaces and generous room sizes, yet the overall effect is that of an extremely comfortable home” with approximately 200 feet of river frontage, says broker Mimi McCaslin with Anne-Marie Knapp of LUXE Forbes Global Properties, who listed the 1.44-acre property at $4,450,000.
A contemporary farmhouse at 11175 N.W. Saltzman Road in Portland’s Forest Park neighborhood sits on 39.18 acres that overlook the Tualatin Valley.
The primary suite bathroom has heated floors, slate-like surfaces, gray stone-clad accent walls and stained wood cabinetry. Beyond the soaking tub and threshold-free shower is the suite’s walk-in closet connected to a second laundry room.
“Centered around a manicured lawn surrounded by lush landscaping, the property boasts a five-bedroom main residence, elegant guest home, five-stall barn, indoor riding arena, heated pool, 400-tree hazelnut grove and miles of trails,” says broker Kristen Kohnstamm of Cascade Hasson Sotheby’s International Realty, who listed the property at $4.2 million.
The 1991 custom residence at 2080 N.W. 133rd Place on a quiet cul-de-sac in Washington County’s Cedar Mill community was updated by Green Gables Design & Restoration.
The primary suite bathroom has a minimalist aesthetic with a vertically veined stone counter on the double-sink vanity and a freestanding soaking tub on the vertically grained wood floor. There is a spa-like heated towel rack near the shower and filtered glass windows draw in soft natural light.
“A $2-million renovation created this modern utopia … with four living areas, four bedroom suites and a sense of space” for everyone, says broker Lee Davies with Nicole Jochum of Eleete Real Estate about the 1.03-acres property listed at $4.2 million.
